Job Description
As a Property Manager you will manage ALSAC's growing portfolio of properties and assets. This role will encompass efforts related to properties in the Pinch, Peoria, University of Memphis, LeMoyne-Owen College, and various owned lots in Memphis, including all off-campus properties.
This position will be based at our National Executive Office in Memphis, TN and eligible for a hybrid work schedule.
Key Responsibilities:
Property and Facilities Maintenance:
- Maintain the appearance and condition of properties and facilities.
- Ensure properties meet all standards and are safe, secure, and compliant with local, state, and federal regulations.
Inspections and Reporting:
- Conduct regular inspections and prepare detailed reports on all properties and facilities.
- Update and maintain property condition reports, covering land, buildings, HVAC systems, and utilities.
- Coordinate with vendors, tenants, and other stakeholders as needed, arranging for service and repairs.
Budget and Project Management:
- Prepare and manage budgets for capital and operational projects.
- Optimize cost efficiencies and assist in preparing annual income and expense budgets, including tenant escalations.
- Manage projects, contracts, and vendors responsible for property management services such as maintenance, trash removal, landscaping, and security.
Contract and Invoice Management:
- Prepare and gain approval for bid proposals and contracts for capital and maintenance improvement work.
- Review invoices to ensure accurate billing in accordance with contract terms and submit for payment.
Stakeholder Communication:
- Communicate effectively with leadership, tenants, vendors, and other stakeholders.
- Maintain strong relationships with all parties involved.
Utilities and Legal Compliance:
- Coordinate utilities with providers, ALSAC, and tenants.
- Ensure all properties and related activities comply with local, state, and federal laws, including landlord-tenant laws and housing regulations, as well as ALSAC company policies.
Record Keeping and Reporting:
- Prepare reports as needed and maintain records.
- Oversee all paperwork associated with property management.
Strategic Development:
- Develop and implement property management strategies that align with enterprise objectives and the organization's mission.
Technology Skills:
- Proficiency in Microsoft Office applications (Word, Excel, etc.), Adobe, and company-specific software (training provided).
- Ability to use cameras and communication devices/office equipment.
Qualifications:
- Bachelor's Degree in Property Management, Construction, Project Management, or a related field.
- Over 7 years of experience in property management, including managing properties, tenants, capital and operational projects, day-to-day tasks, long-range projects, strategy development, and financial management.
